How To Cancel Wyndham Timeshare Contract?
(1) Contact Wyndham Destinations
One option is to contact your Wyndham Destinations timeshare resort to see if you can self-negotiate a pathway or certified exit solution directly with the Wyndham timeshare company. Your Wyndham resort developer, management company or property owner’s association may have a deed back or timeshare cancellation program already in place. Keep in mind that your options may be limited once the state-mandated rescission period has passed. You may want to request in advance all cancellation terms and conditions as well as fees that may apply for a Wyndham deed or Wyndham points relinquishment.
While Wyndham has recently modified their exit programs for vacation owners, the company’s terms and conditions for timeshare release are not published or available for review in advance. This will require you to call or contact Wyndham Vacation Ownership exit department to get specifics available to you for cancellation.
(2) Rental and Third-Party Resale
Many Wyndham Timeshare owners often attempt to rent out their own vacation intervals, using an online marketplace such as eBay or another rental platform. Be sure to read the Wyndham member guidelines and rules regarding renting out your own vacation interval. Often commercial use restrictions apply to those in club membership and who use third-party rental companies. Guest certificate fees as well as other significant restrictions may apply to rental.
Wyndham Timeshare Resale Restrictions
Wyndham timeshare owners may also look to third-party resale companies to help them sell timeshare. We advise that you steer away from upfront online advertising groups that solicit owners and hold themselves out as legitimate resale companies. Wyndham maintains right of first refusal (ROFL) and must approve any resale contract. Check with the developer for any other resale restrictions that you may need to share with a resale buyer. Wyndham Club Pass or Lifestyle by Wyndham programs may not be transferrable. Also, many secondary market companies have no resale licensing at all and typically only hold a timeshare telemarketing license as required by various state laws. If you choose to look at resale, check eBay or other websites that show actual sales of Wyndham timeshare resales and not just listings.
Companies that post Wyndham resale listings often do not report actual sale prices and many timeshares can be bought and are sold for as little as a dollar on the secondary market. They also do not post Wyndham’s resale restrictions. Other types of companies that operate in the resale marketplace are travel club/trade-in and transfer groups. These companies are not directly connected to Wyndham and owners should also use caution when considering the use of any of these trade-in services as the developer may not take your timeshare in trade. Regulatory warnings are issued frequently about the above types of timeshare exit companies and the specific services offered.
